§ 16.20.130.6. Building envelope: Maximum height and minimum setbacks.

Maximum Building Height
Building Height EC-1 EC-2 All buildings Height shall be governed by the floor area ratio, Federal Aviation Administration (FAA) and other airport guidelines that may be established. Within 35-feet of an abutting neighborhood district; within the first 35-feet of the subject property across the right-of-way from 9 th Ave S; and within the first 25-feet of the subject property across the right-of-way from 10 th Ave S and Roser Park Drive S. From 25-feet to 75-feet of the subject property across the right-of-way from 10 th Ave S. and Roser Park Drive S. All other areas 30-feet 50-feet 200 ft. subject to compliance with the Federal Aviation Administration (FAA) and other airport guidelines that may be established. Refer to technical standards regarding measurement of building height.
Minimum Building Setbacks
Building Setbacks EC-1 EC-2 Adjacent to streets, except Roser Park Drive South, 9 th Avenue South and 10 th Avenue South 20 ft. 0 to 42 ft. high 0 ft. 43 to 60 ft. high 10 ft. Above 60 ft. 20 ft. A property with an approved plan pursuant to the Large Tract Planned Development Overlay, shall utilize the setbacks set forth in that approval.
